Someone needs to tell these guys about LOTRO. I find it hard to believe they are having this discussion and they haven't seen a game like LOTRO. The housing in that was handled with zoned neighborhoods. There were different neighborhoods for each race, with designs to match that race. Each neighborhood had multiple house/yard types and locations with varrying scenery. The different racial neighborhoods were in different locations but there were multiple copies of each type of neighborhood, all accessable from the same entry point.

Yes houses were locked but access could be given at varrying levels to friends, if you wished. The interiors of the houses were quite customizable (just not the basic layout of the house). You could also add scenery to the yards (ie trees, stumps, wells, wagons, etc).

All of these neighborhoods were accessable by anybody, since the house security could be set by the owners. There were also houses that were sized and priced for guilds.

In a previous live-stream we did talk about that option. I think everyone on the live-stream knows about LOTRO but never played it.

Not Set
I think Guilds should be able to take over cities and those Guild-Members can build/own houses, blacksmiths, innkeepers in those cities what off-course will cost money. These cities "keeps" should be located in Cryodiil or on the borders for people to fight over or guild to take over.
